suggestions needed for broadband provider

We are going to move down to Mumbai in the next 7-10 days and need some suggestions on a decent broadband provider. The Burrp! office will be located in the Andheri West - Lokhandwala area.
Here is what we are looking for:

Unlimited hours and no usage cap
512 kbps speed minimum
Static IP address
